What constitutes an HMO?
“An HMO is a property rented out by at least 3 people who are not from 1 ‘household’ (for example a family) but share facilities like the bathroom and kitchen.”
Will I need an HMO licence before applying for a mortgage?
If the property you need a mortgage for is classified as a large HMO — i.e. it houses 5 or more people that belong to different households — then you will need an HMO licence before applying for your mortgage.
HMOs smaller than this may still require a licence, so check with your local authority first.
How to get an HMO mortgage?
To get an HMO mortgage, you’ll need to apply for one through an HMO mortgage lender. Most Buy-To-Let lenders can only be accessed through a broker.
The application process itself is similar to a standard mortgage. However, your broker will ask you some additional questions to make sure you meet the criteria specified by our lenders.
